The Real Estate Market on the Costa del Sol: Between Home and Investment
The Costa del Sol, from Málaga to Sotogrande, remains in 2025 one of the most dynamic real estate markets in the Mediterranean. The region’s climate, cultural and gastronomic offer, quality of services, and strong connectivity with Europe continue to attract both national and international buyers.
According to recent reports, the average price of housing in the province of Málaga now exceeds €3,000/m², double the Andalusian average (≈€1,660/m²). In municipalities such as Marbella, the price per square meter reaches €5,258, while in Málaga city it stands at around €4,100 (+15.9% year-on-year). These figures reflect the strong demand and confirm the Costa del Sol as a consolidated and attractive market.
Housing as a place to live
More and more families are seeking not only a second residence but a permanent home on the Costa del Sol. Málaga city, with its cultural and technological growth, has become a reference point, while towns such as Marbella, Estepona, Benahavís, or Sotogrande offer a more residential lifestyle, closely linked to golf, the sea, and nature.
Demand in this segment is driven by several factors:
- Quality of life: security, education, healthcare, and leisure infrastructures.
- Remote work: hybrid work models have encouraged many Europeans to settle on the Costa del Sol.
- Diverse offer: from central apartments in Málaga to exclusive villas in gated communities.
The result is a market where prices remain firm and are even rising. In Sotogrande, for example, the average price is around €3,406/m², showing a 9.4% increase in the last year.
Housing as an investment
The Costa del Sol continues to be perceived as a safe destination for real estate investment. Buyers look not only for capital appreciation but also for rental income.
In 2024, more than 8,700 properties were sold in the so-called ‘Golden Triangle’ (Marbella, Estepona, and Benahavís), 5% more than the previous year. Marbella led the transactions with 4,745 sales, followed by Estepona with 3,162 and Benahavís with 801. This confirms the strength of the area and the continued interest of international buyers.
Rental profitability also remains attractive. Apartments on the Costa del Sol average around €4,146/m², compared to houses at approximately €3,433/m².
An additional factor is the regulation of holiday rentals. In 2024, the Andalusian government tightened the requirements for obtaining licenses and increased controls in homeowners’ associations. The aim is to balance the market by reducing pressure on residential housing. For investors, this means analyzing each operation more carefully, distinguishing between properties intended for short-term rentals and those for long-term leasing.
